1) SCOPE: In accordance with the provisions of Texas GovernmentCode, Chapter 2269, Subchapter F, Construction Manager-at-Risk Method, andRules and Procedures adopted by the Texas Facilities Commission (TFC), TFC isrequesting qualifications for a Construction Manager-at-Risk (CMR) tocollaborate with the new construction of the DPS Pierce facility located at19692 US-59 El Campo, TX 77437, hereinafter described as TFC Project#25-012-2570. This Project will be administered by TFC. This procurement willbe a two-step award process with a two-part work requirement.a) Step One of thesolicitation will include a submittal of company experience and qualificationsfocusing on projects of similar size and type. Respondents will be evaluated onexperience and qualifications, as detailed in Section V, SubmissionRequirements.b) Step Two of thesolicitation will include only the highest ranked five or fewer Respondentsfrom Step One who will be asked to provide pricing and may participate ininterviews.2) CONSTRUCTION BUDGET: Respondents to the RFQ should consider the estimated“Construction Budget” to be Five million six hundred eighty thousand dollars ($5,680,000.00),including Pre-construction Management fees, Construction Management fees, and Costof Work.3) CONTRACT TERM: Construction is required to commence within fifteen(15) calendar days after the Notice to Proceed for Construction is issued. Forplanning purposes, the pre-construction time period is estimated to be twohundred and forty (240) calendar days. The construction contract period is projected for a term of Three hundredfifty (350) calendar days except as may be otherwise amended or negotiated.
